POSITION PURPOSE:
The Facility Maintenance Technician will perform simple and routine work involved in the maintenance and repair of grounds, exterior structures, buildings and related utilities, requiring the use of a variety of trade practices associated with occupations such as carpentry, masonry, plumbing, electrical, cement work, painting, and other related trades.

ESSENTIAL FUNCTIONS:

Travel to different sites for service calls.

Performs preventive maintenance in conjunction with all building maintenance and/or cleanliness-related items.

Performs scheduled and nonscheduled repair, maintenance, and installation of machinery, tools, equipment, and/or associated equipment to ensure continuous and safe operation of the property.

Directly or indirectly supports all exterior grounds activities, including grass cutting, dumping trash, landscaping, the parking lots, and other exterior area needs.

Directly or indirectly supports the installation, maintenance, and repair of HVAC, electrical, plumbing systems and water distribution, and sewage facilities.

Supports all sanitation processes and procedures including rodent and pest control.

Performs painting, small-scale structural repairs to masonry, woodwork, wallpaper and treatments, and furnishings of buildings.

Reads and interprets blueprints, schematics, and technical manuals pertaining to facilities and equipment installed and serviced.

Surveys work requirements, measures and calculate materials, labor, and systems requirements, prepare material lists, and carries out required tasks in a timely and efficient manner.

Responds to emergency maintenance requests; troubleshoot issues to determine cause and solution.
OTHER FUNCTIONS:

Maintains records regarding ground maintenance activities.

Assists licensed plumbers, electricians, and HVAC personnel as appropriate.

Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
EDUCATION AND/OR EXPERIENCE:
To perform this job successfully, an individual must have the following education and/or experience.

High school diploma or its equivalent; formal trade school or an associate degree in facility management, engineering program or a related field preferred.

Minimum of two (2) years experience in the maintenance trade, with strong knowledge of electrical, plumbing, and structural repairs required.

Valid Indiana Driver’s License is required.
KNOWLEDGE, SKILLS, AND ABILITIES:
The requirements listed below are representative of the knowledge, skills, and/or abilities required to perform each essential duty satisfactorily.

Ability to read and understand drawings, schematics, blueprints, landscaping techniques, drainage systems, site preparations and comprehend verbal descriptions pertaining to components.

Knowledge of electrical systems, allowing for repairs or adjustments up to and including; changing fluorescent ballasts, 120v receptacles, replacing electric motors, identifying and replacing lamps for all applicable fixtures and keeping stock of same.

Ability to reset (adjust) time clocks and controls for various building systems.
-
Knowledge of plumbing systems, allowing for repairs or adjustments of faucets, clogged traps, clogged toilets, flush valves, and irrigation systems.

Operational knowledge of the methods and practices used to construct and shape sheet steel, aluminum, plastic, fiberglass, wood, plywood, and other materials commonly used in facilities.

Operational knowledge of mandated safety principles related to personal protective equipment, chemical hazards, lockout/tag out and general shop safety and cleanliness practices.

Ability to select and use correct parts, tools, and test equipment to perform scheduled and unscheduled maintenance.

Ability to maintain accurate records.

PHYSICAL DEMANDS:
The physical demands described here are representative of those an individual must meet to successfully perform the essential functions of this job.

Ability and willingness to work in close quarters, at heights, outdoors, and to repeatedly move or transport heavy objects weighing up to 75 lbs.

Ability to remain stationary for long periods of time, position self to work at floor level and in confined spaces, and move throughout the workday, occasionally between departments and facilities.

Ability to use tools to perform work, including removing and installing small parts and components and regularly adjusting, assembling, testing, and operating equipment.

Must have tools required to perform daily routines. Some tools will be provided.

Requires exposure to heavy machinery/equipment, excessive noise, extreme temperatures, fumes/odors, some hazardous materials, and dirt/dust.

Must be able to pass all post-offer physical testing and complete all physical job functions as defined in the Functional Job Description.

Ability to work night and weekend work shifts and overtime regularly due to assignment shifts being picked according to the current Collective Bargaining Agreement.

Must pass the Defect Mechanic Assessment with a score of 75%, and the senior qualified employee will be who passed the test with the highest passing score.
