Full Job Description

Title: Maintenance Coordinator
Reports To: Broker Associate
Classification: FLSA – Non-Exempt (Hourly), 30 Hrs. Week
Salary Range: $23 - $25 Hr.

Objective
This full-time position is directly responsible for providing efficient administrative coordination, resolution & electronic documentation of the company’s incoming residential real estate maintenance requests. The incumbent is expected to be current/well-versed with all open maintenance requests, where those requests are in relation to resolution, and properly document status of all open requests daily.

Essential Functions
1) Directly support day-to-day operations of the company by independently coordinating/documenting/resolving incoming maintenance requests from tenants. Direct interaction with tenants, vendors, investors and when applicable, home warranty companies, is required to resolve maintenance requests.

2) Conducts on-site, periodic/move-in/move-out inspections per company guidelines.

3) Maintain vendor relationships, adding new vendors as necessary.

4) Performs other job-related tasks as required. May include answering phones, facilitating move-in/move-out process, entering tenant payments in absence of office manager, etc.

Required Knowledge/Skills/Abilities
Incumbent must have previous property management experience in a professional environment where independent judgment was utilized to resolve day-to-day issues with property management/maintenance functions. Incumbent should be proficient with Google Email/Docs/Sheets. Experience with Rentvine a plus. Additionally, incumbent must be able to multi-task and function in a fast-paced environment. Strong Interpersonal skills are a must. Minimum educational requirement is a High School diploma. Completion of Fair Housing coursework provided by counsel will be required upon hire and as recommended by counsel (typically annually). Coursework is online, may be completed during work hours, and is paid for by employer.

Supervisory Responsibilities
None.

Work Environment
Incumbent will be working on the 3rd floor of a Class A office building, in their own office, in a professional office setting. Local travel to property sites to conduct inspections is required and mileage will be reimbursed.

Physical Demands of Job
Incumbent will spend long periods of time sitting at work station, using a computer/phone and other office equipment such as a printer.

Field work, such as conducting inspections, assisting with tenant move-ins/move outs, etc. will be required.

Work Schedule
Typical work schedule is Monday-Friday during business hours; the office is closed on weekends. Occasional weekend work may be warranted for special projects/unique situations.
