Be a reliable resource for the Estimator to conduct introductory site visits with Client, facilitate walkthroughs with Subcontractors & Suppliers, and using your knowledge base of Patina operations to develop initial project estimates
Review estimate & proposal with Estimator prior to submission to Client, and ensure expectations are properly set with Client
Develop project budget, duration schedule & Gantt Chart using in-house tools after project closing, and share schedule with Client and Subcontractors
Develop project execution plan & material procurement schedule for entirety of scope, and share procurement schedule with suppliers
Facilitate “Project-Handoff” meeting with Foreman, and ensure the Foreman running the project understands the project schedule, budget, execution plan and scope before commencing work
Vet & Onboard new subcontractors if required for project
Pull required building, ROW, Mechanical, Dumpster, and Staging permits via OneStop if project is in the City of Pittsburgh, or via the process the municipality the project is in uses
Schedule & execute pre-inspection with proper inspector if required, and ensure understanding of their expectations for the project

Ensure all cost information including large material purchases, subcontractor payments, and day-to-day project material & labor is properly tracked within “Project Playbook”
Ensure project costs are at or below estimated costs for each line-item, and for the project as a whole. In the case that real costs exceed estimates, develop clear explanation of reason why, and take corrective measures as needed to hit intended project profit margin
Ensure the project schedule initially developed is maintained, and ensure that all subcontractors and suppliers involved with the project are aware of and reminded of the schedule throughout the duration of the project
In the case that changes need to be made to the schedule, make the necessary updates to the schedule & Gantt chart using in-house tools, and make all subcontractors, suppliers, the appointed Foreman and the Client aware of the changes
Communicate with client on a weekly basis to gauge satisfaction & provide progress updates, and to uncover any requests, complaints, or potential change orders
Send Client weekly update email using “Client Update Email Template”
If there are Change Orders due to unexpected conditions or a change request by the Client, work with Foreman & Client to estimate and develop a proposal for the change order, and facilitate securing a signed change order from the Client
