Maintenance Engineer Job Description
Hudson Peters is a boutique commercial real estate firm in north Dallas with a team of 20 professionals dedicated to providing great service to our clients. We are looking to add a team player to our organization.
Hours: 7:00 am – 4:00 pm, one hour for lunch. Start earlier on days of weather extremes including snow/ice, and extreme temperatures. Availability after hours in case of emergencies.
Duties: Responsibilities include but are not limited to the following:
- Assist property management team as needed for items including building inspections and procuring bids
- Inspect, preventative maintenance, and repair HVAC systems; making seasonal adjustments to temperatures
- Timely completion of work order lists
- Maintain maintenance logs
- Property inspections (both exterior and interior/vacancies) to ensure no issues
- Minor electrical including bulbs/ballast replacement, plumbing, painting, and carpentry as required
- Lock/keys – repair and install new locks, prepare all necessary keys and provide keys to main office
- Patrol building exteriors for garbage and sweep lots as needed
- Meet with contractors as necessary and monitor their work
- Inspect roofs on a quarterly basis and monitor roof repairs performed by 3rdparty vendors
- Spread ice melt as warranted by the weather forecast
- Touch-up painting and dry wall patching as needed
- Miscellaneous troubleshooting and problem solving
- Monitor utility usage and be responsible for building energy management (ex: time clocks) and preventative maintenance
- Pick up supplies as needed from vendors
- Move equipment, tools, or supplies between properties as required
- Report any property issues to assigned property manager
- Maintain building systems including interior/exterior lighting, HVAC, thermostats, life safety, and building security
- Patrol parking areas and call for towing where necessary
- Janitorial work such as cleaning mopping, shampooing/vacuuming of carpet, and glass cleaning as required
- Monitor dumpsters to avoid extra charges
- Monitor tenant move-outs and move-ins
- Be courteous and professional with all customers at all times
- Utilize app for time management and property visits
- Attend weekly property management meetings
Vehicle / Transportation: Candidate will be required to utilize their personal vehicle to travel to the assigned portfolio of properties. The company will compensate the candidate for their personal vehicle use.
Job Type: Full-time
Pay: $28.00 - $33.00 per hour
Expected hours: 40 – 45 per week
