Position Overview:
We are seeking a highly motivated, organized, and experienced Operations Manager to oversee our daily operations and ensure efficiency and effectiveness. The ideal candidate should have experience in underwriting and using social media platforms to source new leads, possess excellent communication skills, and be adept at managing relationships with various stakeholders, including wholesalers, agents, and clients. No real estate experience is necessary; we value your management expertise and ability to drive efficiency and profitability.
Key Responsibilities:
- Operational Oversight: Manage and supervise day-to-day operations to ensure smooth and efficient functioning.
- Underwriting Leads: Evaluate leads from various sources, a vital part of the company.
- Social Media Management: Use all social media platforms effectively to source leads from wholesalers, homeowners, agents, and other potential avenues.
- Stakeholder Communication: Maintain excellent communication with lead sources to ensure strong collaboration and information flow.
- System/Process Management: Optimize systems to track all communications and lead flow from different sources.
- Problem Solving: Identify bottlenecks and implement necessary changes.
- Market Analysis: Evaluate properties in different markets to find economic growth, comparables, and estimated costs.
- Performance Metrics: Track key performance indicators for maximum efficiency and effectiveness.
- Reporting: Prepare daily reports of all transitions, including underwriting, acquisitions, dispositions, and lead sources.
- Contractor and Vendor Coordination: Select, manage, and negotiate with contractors and third-party vendors for property renovations and maintenance.
- Marketing and Networking: Network with real estate agents, brokers, wholesalers, and other industry professionals to build relationships and source deals.
- Investment Analysis: Evaluate investment opportunities and prepare underwriting reports.
- Property Oversight: Organize and coordinate property walkthroughs and inspections.
- Investment Strategies: Develop detailed packages with multiple disposition strategies.
- Strategic Planning: Assist in strategic planning and business development initiatives.
Qualifications:
- Excellent communication skills
- Highly self-motivated and result-driven
- Detail-oriented and very organized
- Experience in real estate transactions and operations is preferred
- Knowledge of underwriting
- Proficient in using all social media platforms
- Excellent people skills
- Ability to train and manage a team
- Proven experience in operations management, preferably in real estate or a related field
- Strong analytical and problem-solving abilities
- Proficiency in spreadsheet management, data analysis, and other relevant technology tools
- Positive mindset with a desire for continuous improvement and personal development
