Summary of the Position:
Tishman Speyer is seeking to hire a certified Fire Life Safety Director (FDNY CoF-89) to manage the Office of Life Safety at The Spiral AKA, 66 Hudson Blvd, New York, NY 10001. The Director of Fire Life Safety will be responsible for the safety of our customers (tenants), visitors, and guests in one of New York’s most prestigious location at Hudson Yard. This position requires hands-on engagement within our 2,850,000 square foot property, but not limited to support other properties in the NY portfolio if necessary.
Management Responsibilities:
- Manage a 24-hour, on-site Life Safety staff comprised of both management and union personnel.
- Ensure adequate staffing and accurate work order performance standards are met.
- Coordinate the survey of all construction sites to verify OSHA and safety standards are in place.
- Liaison with Property Operations to ensure that all Angus workorders were properly acted upon.
- Engage with Security Supervisors, Engineering team, and Cleaning staff with fire brigade training.
- Conduct quarterly Fire Command Station Training after hours with FLSD’s, Building Evacuation Supervisors, and all those designated in the comprehensive FS/Emergency Action Plan.
- Manage daily scripted announcement reciting and log with staff.
- Conduct FLSD/BES testing and training/training manual will be provided.
- Provide comprehensive FS/EAP updates semi-annually and provide to vendor to file with FDNY.
- Conduct back of the house inspections of mechanical, and locker rooms, lounges, and lobby reception.
- Investigate all deficiencies and disciplinary matters and adjudicate as necessary.
- Meet with and brief senior leadership on Life Safety incidents, alarms, inspections, and construction.
- Attend weekly project meetings and actively participate in problem resolution.
- Prepare monthly, reports on incidents and fire alarm activity.
- Liaison with the FDNY on all administrative and operational matters.
- Submit formal FDNY requests for all on-site CoF F-89 exams.
- Ensure all FLS employees maintain valid F-89s, F-40, F-04, F-03, F-01, C-92.
- Collaborate with the Property Management on all Life Safety matters.
- Collaborate with the Property Management on the use of LiveSafe and any associated trainings.
- Support in-house, FDNY approved, 40-hour FLSD training course for qualified personnel.
- Provide Building Evacuation Training every third year or as requested by our customers (tenants).
- Ensure that all Life Safety systems and related equipment are fully functional by walking the property and physically inspecting the building’s fire command station for trouble and Supervisory messages.
- Manage the fire alarm, central station, NFPA 25, and extinguisher vendor contracts.
- Immediately respond to all fire alarms and coordinate the response of the FDNY, if necessary.
- Inspect special event venues for safety hazards.
- Coordinate the semi-annual fail-safe door and monthly stairway inspections.
- Manage the quarterly fire/EAP drill training for all our customers (tenants) for the first two years of occupancy and semi-annually thereafter.
- Provide clear direction, information and assistance to client visitors, guests, vendors, customers (tenants), and employees in a professional, pleasant, and courteous fashion on a regular basis and during emergency situations.
- Collaborate on fire alarm and emergency action plan drills.
- Provide critiques to identify potential or actual weaknesses in response time or life safety systems.
- Maintain written records and logs.
- Respond to all medical emergencies and perform CPR/AED and basic first aid if necessary.
- Manage the monthly self-inspections (fire extinguishers, AED packs, stairways, elevators).
- Check all e-mail messages and take necessary action.
Skills & Qualifications:
- Previous Life Safety experience as a manager is beneficial.
- Proficient computer skills including Microsoft Office (Outlook, Excel, and Word).
- Ability to make clear and concise voice announcements via the buildings public address system.
- Effective oral, reading, listening, and written communication skills.
- Ability to assess and evaluate situations effectively.
- Ability to identify critical issues quickly and accurately.
- Passion for maintaining safety standards while creating a hospitable and welcoming atmosphere.
Education/Experience & Certifications/Licenses:
- Must possess a current Certificate of Fitness - FLSD (CoF-89) issued by the FDNY.
- Must possess or obtain the FDNY CoF-01, 03, 04, 40, and C-92.
- Must agree to obtain additional FDNY Certificates of Fitness, as necessary.
- Pass any State-required training or other qualifications for licensing.
Physical Requirements:
- Present a professional appearance and engage with our Hospitality program.
- Ability to sit, stand, bend, lift, walk, stretch, and reach.
- Some office work on a fixed PC while sitting followed by considerable walking throughout our 2,850,000 square foot property.
- Fast walking or running, if necessary, based upon life threatening conditions.
- Ability to climb and descend stairs, as necessary, for inspection, training, or evacuation.
- Provide strong verbal commands during stressful emergency incidents.
- Must be able to lift 20-pound fire extinguishers and re-hang the extinguisher as needed.
- Able to lift and re-hang stand-pipe fire hose located in our stairways.
- This position has both interior and exterior duties year-round and exposure to both summer heat and winter cold is likely, with varying temperature ranges from 0-100+.
- Ability to render aid to others with the possibility of physically aiding an individual in medical distress to the floor.
- Carry medical equipment, as needed.
- Must be able to move large boxes of supplies and equipment within our office and stock room up to a maximum of 35 pounds without assistance.
- Wear Personal Protective Equipment that may be required when working near or walking through areas of renovation/redevelopment to perform FLS tasks, such as but not limited to: hard hat, safety glasses, disposable gloves, hearing protection, face mask for infectious disease control, nuisance dust mask, closed shoes with non-slip soles.
The base compensation range for this role is $150,000 to $160,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
