Job Title: Commercial ConstructionProject Manager
Reports To: President and Partners
Summary: Participate in the set-up and maintenance of construction management including planning, scheduling, and document control. Effectively and efficiently manage your construction team.

· Education and/or Experience – Associates or Bachelor’s degree in Construction Management or related fields and 5 years’ experience; or the equivalent education and experience.
· Language Skills - Ability to read, analyze, and interpret documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to management, public groups, and/or board of directors. Ability to interact clearly and effectively, in both written and oral communication, with supervisor, clients, staff, vendors, etc.
· Other – Driver’s License required.
Essential Duties and Responsibilities:
· Perform set-up and maintenance of all aspects of construction project management, which includes the planning, directing pre-award meetings, writing contracts, scheduling and budgeting necessary prior to the start of the project.
· Manage the planning and scheduling functions, which provide for the development of an overall project schedule, the establishment of project milestone dates, and the development of project standards and/or regulations.
· Participate in the necessary expediting to ensure the proper and timely delivery of Shop Drawings and Submittals, requests for information, construction materials, labor requirements, and change order pricing and related approvals.
· Review and give approval when appropriate to contractor and material supplier invoices, company invoices, change order pricing information, project budgets and billing utilizing a standard cost code system.
· Establish and maintain the flow of information and positive working relationships with subcontractors, customers, material suppliers, and other internal and external individuals having an interest in the success of the project.
· Participates in, directs the flow of, and prepares minutes on regular job meetings held with representatives of the Owner, subcontractors, architects and related individuals.
· Work with the Project Superintendent to ensure that the project is constructed and completed according to schedule and within quality expectations.
· Works with the office staff to provide close-out documents, including warranties, guarantees, punch-lists, and other related documents at project conclusion.
- Enter and maintain data for subcontractors and Purchase Orders on the Construction Management software throughout the buyout/award process and on an as-needed basis and keep Superintendents informed of changes.
· Assist with Pay Request paperwork including setting up budgets and “Schedule of Values” documents.
· Obtain Submittals from subs and suppliers, research and process as needed. Distribute as needed.
· Create, update, and refer to RFI logs, Submittal logs, bulletin schedules and start-up documents, Shop Drawings, Submittals, and Change Orders.
· Performs all other duties as may be assigned.

Salary:
· $85,000.00 - $120,000.00
