Job Description:
As a Land Entitlement Assessor, you will play a crucial role in assessing the feasibility and potential risks associated with land development projects, particularly in the context of single family residential underwriting. You will be responsible for assessing development potential, topography, zoning and the financial viability of projects. This position requires a deep understanding of urban planning principles, land use regulations, cost estimating, and financial analysis. This position requires an optimistic mindset and creative thinking to make a deal work for the company while also serving as the main filter to ensure only viable projects make it through underwriting. This role will be contacting the jurisdiction, engineers and home builders to gather the necessary information to perform a complete study and provide key input to the Land Acquisition team to negotiate the deal.
Job Responsibilities:
- Conduct thorough assessments of land parcels to determine their suitability for development.
- Heavy evaluate of factors such as zoning regulations, environmental considerations, infrastructure availability, and market demand to gauge the feasibility and profitability of development projects.
- Collaborate with jurisdictions, home builders and engineers to develop accurate cost estimates for land development projects.
- Utilize your expertise to provide reliable projections of horizontal, vertical, and other onsite and offsite project costs.
- Execute multiple projects at a time through the underwriting process to meet company deadlines.
- Must have an efficient tech or note taking system to manage a large volume of details at once. This includes completing a property mastersheet, cross departmental communication of status and prioritization of projects as well as updating our CRM.
- Clearly articulate reasoning and thought process for deals that pass the underwriting process and just as important for projects that are disqualified.
Expected Accomplishments of the Role
- Manage 7-10 projects in underwriting at any given time.
- Finalize LOI valuation on all projects within 9 business days.
Required Job Skills & Experience:
- Bachelor's degree in Urban Planning, Urban Design, or a related field.
- Minimum of five years of experience in planning, project review, loan underwriting, or a related activity.
- Preferably, a degree in Urban Planning or a related field.
- Experience in Civil Engineering and/or Urban Planning
- Strong proficiency in financial analysis, land development, and project management.
- Knowledge of land use regulations, zoning ordinances, and environmental assessment processes.
- Excellent communication, analytical, and problem-solving skills.
- Ability to work effectively in a fast-paced, dynamic environment with tight deadlines and competing priorities.
