Job Title: Construction Project Manager
Job Description
Serving as the company’s primary client liaison throughout construction, this position reports to the Operations Manager and has overall responsibility for supervising and managing the successful transition from client-approved design through to the completed project.
Primary Duties and Responsibilities
In addition to maintaining on-going client contact, this position works in concert with management, project architects, logistics and construction teams to provide oversight, direction and day-to-day management of all facets of construction that ensure timely, cost effective and satisfactory project completion.
Core Duties and Responsibilities
Client Introductions:
Schedules introductory meeting with client following the approved construction bid.
Pre-Construction, Budget, Contract -
· Following client design approval of CD set and prior to start of construction, review estimate sheet and confers with design team to identify potential voids
· Updates Master Bid Sheet to reflect client-approved design details
· Prepares photos, notes, confirming conditions and dimensions, estimates demo phases or sequences to include access/parking/staging
Draft contract for review and submission.
Project Set-up-
Provides comprehensive work site preparation including:
· Build out complete project schedule, include critical path and milestones
Printed plans, budgets, contracts and time-line schedule, all contained in set-up folders
· Coordinate permit plan set with design team, and submit to city/couty
· Marks utility lines, contacting 811 as necessary
· Establishes equipment needs and opportunities, including toilet
· Coordinate subcontractor, arborist and demolition
Material List and Buy-outs-
Oversees just-in-time and accurate material deliveries including:
· Tracking via spreadsheets, shop out, and schedule deliveries
· Reviews material and equipment needs with foreman for upcoming work
· Updates Project Management notes and schedule (Asana/googlesheets)
· Coordinates fence and decking site take-offs, orders in concert with superintendent/foreman
· Creates materials list and manages irrigation, drainage, gas, conduit orders
· Prices out and manages plant orders
· Confirms lighting requirements with client and manages orders
· Manages bulk material orders including organic compost, base rock, crush rock, dry-stack stone and pavers
Site Visits-
Provides quality control and oversight on all facets of construction including
· Visiting each construction site two to three times per week
· Schedules updates and materials requirements prior to ordering
· Reviews finished and work-in-progress to ensure standards are being met
· Layouts and reviews utility lines, drainage, hardscape, plants and lights
· Receives and inspects plant deliveries, rejects anything too small or damaged
· Shares questions and concerns with construction team
Client Meetings-
Schedules routine site visits to ensure client satisfaction, conducts client walk-throughs whenever possible.
· Takes notes and provides client e-mail follow-up within two days
· Notes possible upgrades, value engineering, change order opportunities
Billing:
· Update billing form and track progress, notes quantities, for review with Operations Manager
· Identifies potential change order and keeps notes on billing document; discusses items excluded from budget, missed in design (i.e. wood stain, wood upgrade, gate hardware upgrade, gopher wire/baskets, rat slabs, etc.)
Close-Out and Project Completion Punch List-
Ensures successful project completion
· Creates project summary followed by client walk through
· Update and tracks open and closed items list
· Provide a “tutorial” client walk-through; explaining and demonstrating irrigation and lighting controls, wi-fi plugs, fire pit; includes all user manuals and warranties
· Conduct a plant audit walk-thru, ordering replacements as indicated
· If requested by client, provides maintenance company/gardener recommendation
Qualifications and Key Competencies
· Assistant Project Manager- minimum two years prior construction management experience. Project Manager- minimum five years experience. Operations Manager- minimum ten years experience.
· Ability to translate client approved design plans into accurate construction material requirements
· Understands and manages to set construction timelines
· Adept at managing to established budget parameters with Excel proficiency
· Effortlessly manage client and worksite personnel relationships
· Prior landscape construction experience desired
Job Type: Full-time
Pay: $70,000.00 - $100,000.00 per year
