MAINTENANCE TECHNICIAN ______
POSITION SUMMARY
Responsible for ensuring that the physical aspects of the community meet the company's established standards for safety, appearance and operation within the budgeted financial goals.
ESSENTIAL FUNCTIONS
- Managing the inventory of "ready" apartments to support the community's marketing and leasing efforts, scheduling contractors or assist in completing the turn over process, and inspecting ready apartments for move-in quality.
- Responsible for complying with the Company's and the community's operating and safety policies and procedures and adhering to federal, state and local laws pertaining to the operation of the community.
- Responsible for complying with all state, federal and/or local laws.
- Attends and participates in all appropriate meetings and training opportunities.
- Performs various preventive maintenance functions.
- Conducts and documents daily inspections of building interior and exterior.
- Responds quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty, and taking appropriate action to repair and/or restore service with the quality and time standards established for the community.
- Performs on-call emergency service as required.
- Assists the Executive Director on special maintenance projects as necessary.
- Maintains the grounds and common areas and keeps them free of trash and debris.
- Performs quarterly water flow, fire drills etc.
- Monitors the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
- Monitor and control maintenance inventory and/or supplies.
- Performs various community maintenance functions and records and files findings accordingly. These functions may include, but are not limited to:
Light bulb changing Caulking
Filter changes Touch-up painting
Lock repairs Snow removal
Install/repair blinds Fire Safety/Fire Drills
HVAC repairs Preventive maintenance
Plumbing repairs Electrical repairs
- Oversees the following:
- Assist in capital improvement projects.
- Ensures safe work practices with outside contractors are followed.
- Prices out materials and secures the most cost-effective prices and stays within the budget guidelines set for the community.
- Provides a warm, welcoming and friendly atmosphere for residents, family, visitors and coworkers.
SKILLS & ABILITIES
Education:
High School Graduate or General Education Degree (GED) Required
Experience:
Minimum 3 years as a maintenance technician
Computer Skills:
Ability to operate a computer
Proficient in Microsoft Office
Physical Abilities:
Employee will be regularly required to stand, walk, reach, stop, kneel, bend, twist, push/pull, lift or move up to 50 lbs.
Qualifications:
- Hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.
- Must be able to stand, move, twist, bend, and stoop intermittently throughout shift.
- Must be able to lift and work with heavy equipment.
- Valid driver's license required.
WORK ENVIRONMENT
Works in both office and resident care areas. Is involved with residents, personnel, visitors, and government agency personnel under all conditions and circumstances. Is subject to hostile and emotionally upset residents, family members, staff, visitors. May be subject to the handling of and exposure to infectious waste, disease and other hazardous chemicals.
