Phoenix Area Property Manager

Position Description:
West Valley Properties, Inc. (“WVP”) seeks an experienced property manager to manage 3 to 4 of our multi-tenant shopping centers and/or office properties throughout the Greater Phoenix MSA. Reporting to our Director of Property Management and our VP of Asset Management, the candidate will be the primary contact with tenants and vendors. The candidate will administer leases, oversee daily operations, and maintain the highest level of property condition, while developing and maintaining positive relationships with tenants. With the support of the Director, the property manager will also negotiate lease renewals, develop budgets, prepare annual CAM estimates and reconciliations.
Specific duties include:
· Serve as primary point of contact for tenants
· Facilitate maintenance requests as needed
· Maintain certificates of insurance
· Track gross sales
· Facilitate property inspections
· Respond to after hour emergencies as needed
· Asist with due diligence when buying, selling, refinancing or appraising properties
Job Requirements/Experience:
· Minimum 5 years of experience as a commercial property manager or assistant property manager managing the day-to-day property operations.
o Lease administration and tenant relations
o Accounts receivable tracking and rent collections
o Manage/oversee Cap Ex projects and tenant improvements
o Competitively bid and administer 3rd party vendor contracts
o Develop property budgets, CAM estimates, and reconciliations
· Strong proficiency using Yardi Voyager property management software a must
· Review and assist accounting team to maintain current and accurate records
· Strong understanding of financials and accounting principals
· Proficient in Word, Excel and Publisher
· Ability to learn external software programs used to assist with property management
· Self-motivated professional capable of working independently and with the team
· Strong organizational skills
· Very close attention to detail
· Outstanding analytical, written and oral communication skills
· Driver's License and Arizona Real Estate License are required
