Community Manager – Property Management

This dynamic, hands-on position is responsible for the operating performance of a 95 unit community, ensuring legendary customer service for our residents, while providing a physical environment that is attractive and well maintained.

Summary:
Responsible for the following, individually and as a property team:
- Tenant Relations/Customer Service
- Occupancy
- Rent collection
- Lease and rule compliance
- Managing expenditures
- Maintenance oversight, including work order monitoring and curb appeal
- Compliance with Tax Credit and Section 8 programs
- Produce accurate monthly closings
- Hire and train staff
- Staff and project oversight/scheduling
- Waitlist management
Necessary Skills:

- Proven problem-solving ability
- Proven track record in marketing and leasing
- Clear written and verbal communication skills
- Honest communication with EVP supervisor and main office accounting staff
- Work independently; maintain accessibility/approachability
- Assess and report condition of common area, units and facilities
- Affordable housing compliance, including, LIHTC and Section 8
- Knowledge of RealPage, or similar management software
- Coordinate and lead periodic Agency inspections and follow-up
- Fair Housing Law/Practices
Education:
High School Diploma (or equivalent); Bachelor's degree (BA/BS) preferred
Specialized Experience:
Direct Property Management experience: 5 years (Required)
LIHTC/HUD experience: 3 years (Required)
Certificates and Licenses:
Valid driver's license and means of transportation
Knowledge, Skills and Other Abilities:
- Knowledge of MS Outlook, Word, and Excel
- Ability to read financial reports and report variances
- Ability to interact effectively with residents, vendors, and contractors
- Ability to thrive and make decisions in a fast-paced environment
- Attention to detail, high level of accuracy, strong sense of urgency and solid time management
- Honest, trustworthy, and able to maintain strict confidentiality

Job Type: Full-time
Salary: Commensurate with experience; range $52,000 to $55,000.
