The Construction Superintendent is responsible for the leadership of the construction project and site. This includes the coordination of numerous vendors including subcontractors, inspectors, and staff. Superintendents have the overall responsibility for monitoring the quality of work and safety performed on the project. This role includes communicating and collaborating with the Lead Superintendent, Assistant Project Managers, and subcontractors.
Essential Position Functions

Lead in solution-minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements.

Supervise and lead aspects of the job including plumbing roughs, electrical roughs, HVAC roughs, insulation, and drywall finishes.

Schedule labor, materials, and inspections in order to keep the project on schedule.

Keep a daily project log indicating work performed, weather conditions, and material or rain delays.

Prioritize safety by maintaining a safe working environment for fellow employees, subcontractors, vendors, suppliers, and clients as well as a safe living environment for residents.

Complying with OSHA and environmental safety standards

Maintain the job site including the maintenance of materials, cleaned streets, closed doors and windows, closed and locked storage areas, general clean-up of debris of the site construction storage areas, and an organized office trailer.

Accomplishes project objectives by supervising staff and organizing and monitoring work processes.

Completes operations by developing schedules, assigning and monitoring work, gathering resources, implementing productivity standards, resolving operations problems, maintaining project documents, and implementing updates/changes.

Contributes to team effort by accomplishing related results as needed.

Supervises assignments across a broad range of areas including weatherization, and construction, and ensures quality control of work performed by inspecting completed assignments.

Supervise installation of HVAC tasks, including, but not limited to line sets, condensers, fan coils, and roughing in ductwork.

Supervises a variety of plumbing tasks, including, but not limited to, the following: roughing in supply lines and drain lines.

Supervises a variety of electrical tasks, including, but not limited to, the following: rough in work of receptacles and switch circuits, lighting circuits, panels, and switchgear.

Provides appropriate project documentation and completes paperwork as required.

Communicates, plans, and coordinates task schedules with supervisors in General, Electrical, Plumbing, and HVAC Construction field workforce, vendors, and subcontractors.
Requirements:
- Five years of proven experience in construction building, specifically in wood framing preferred

Experience building and developing subcontractor relationships

Very strong communication, listening, and organizational skills

Experience with multiple delivery methods and unit turn processes
