Pathway Homes is a nonprofit organization, committed to ending homelessness in our community. We utilize a housing first model, providing housing and supportive services to homeless adults diagnosed with mental illness and/or Substance Use disorders.
We are seeking a full-time Occupancy Specialist who will be based out of our administrative office in Fairfax, Virginia.
WHAT WILL YOU BE DOING?
- Coordinates directly with internal and contracted Property Management staff to ensure timely and accurate completion of income certifications.
- Maintains back up responsibility for the compilation of required certification documentation, and third-party verifications.
- Maintains back up responsibility for completion of tenant certifications as assigned.
- Acts as primary point of contact for responding to inquiries regarding certifications.
- Maintains accurate schedule of tenant lease renewal dates for certifications.
- Prepares move-in and move-out packets for new and departing tenants.
- Assists with unit inspections and completion of required initial move-in documents for all new tenants.
- Assists with agency leasing efforts as needed, including conducting tours, preparing materials, and supporting special related events.
- Supports processing of tenant applications, including running background checks as needed.
- Supports the preparation and execution of lease agreements.
- Works with accounting department to provide written follow up to tenants regarding rent collection, updates to ledger, and other payments per agency timelines.
- Supports the collection of past due tenant rents, to include application for assistance, review of tenant ledgers, and responding to tenant inquiries.
- Ensures tenant records are consistently accurate and securely stored.
- Uses HUD EIV system and other relevant systems as needed for certifications and leases.
- Generates reports from EIV, YARDI and other relevant systems as needed.
- Handles multiple tasks simultaneously and adjust priorities as needed in a fast-paced environment.
Required qualifications: High School Diploma and 1 year of HUD Income Certifications. 4 years’ experience in real estate, property management, or related field. At least one year experience completing tenant income certifications according to HUD Occupancy regulations. Working knowledge of property management software, such as Yardi. Documented excellent customer service experience. Demonstrated ability to work independently and in a team. Demonstrated proficiency in using Microsoft Office Suite applications. Must be able to pass a driving record check and a criminal background check.
Compensation is $52,000 annually.
