Job Overview:
We are seeking a skilled Maintenance Technician to join our team. As a Maintenance Technician, you will be under limited supervision, and responsible for performing a variety of semi-skilled work in the maintenance of several different properties; and perform related duties as assigned. This individual must be a self-starter who takes pride in his/her work and must be flexible and willing to tackle a wide variety of challenges with a "can-do" attitude. This is a hands-on position that requires strong technical skills and the ability to work independently.
DUTIES AND RESPONSIBILITIES:
- Troubleshoots minor maintenance problems involving basic electrical, structural, plumbing, and equipment repair or replacement.
- Performs routine plumbing repairs such as unstopping toilets, sinks or urinals, fixing water leaks, leaking faucets, and water fountains.
- Performs interior and exterior repairs, patching and painting of the facility.
- Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and repairing ballast and light fixtures.
- Assembles and moves furniture, hang pictures and bulletin boards Repairs and replaces door knobs or locks, repairs door closures, patches holes in walls.
- Ongoing cleaning of the grounds and the buildings' exteriors.
- Notifies management of any indoor/outdoor items that may pose a danger to employees, tenants or visitors.
- Performs roof inspections.
- Performs monthly site inspections.
- Willing to be on call schedule for after-hours emergencies.
- Must be able to use IPad/IPhone, and other software as necessary to complete the job.
KNOWLEDGE, SKILLS AND ABILITIES:
General facility maintenance and repair, including:
- Knowledge of building plumbing and outdoor irrigation systems.
- Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of buildings.
- Knowledge of occupational hazards and safety precautions.
- Skilled in following safety practices and recognizing hazards.
- Skilled in using standard powered and non-powered tools.
- Ability to communicate effectively, both orally and in writing.
- Ability to prioritize and manage multi-functional tasks.
- Ability to work effectively under pressure, and against strict time constraints.
- Must be able to travel to various facility locations on demand.
PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, repeatedly lift objects with heavier weight necessary at times and perform other similar actions during the course of the workday.
MINIMUM QUALIFICATIONS:
- High school diploma or equivalent.
- (3) Years building maintenance experience.
- Valid driver's license is required.
- Must pass drug test
- Must have clean MVR/ NO DUI
