**Job Overview:**
We are seeking a dedicated Site Manager to oversee the operations and management of our residential property. The ideal candidate will have experience in property management and possess strong leadership skills.
**Responsibilities:**
- Oversee the day-to-day operations of Property.
- Work in conjunction with the Maintenance Mechanic.
- Issue maintenance work orders through the Caliber software.
- Ensure maintenance work orders are completed in a timely manner.
- Submit to Management monthly work order reports by the 5th of each month for the prior month.
- Oversee all contractors and work being completed.
- Answer phone calls and handle in-office visits for owner and resident requests and questions.
- Manage correspondences and type and copy association documents, etc. as directed by Management Agent.
- Maintain all logs as needed, i.e., copy, patrol, violation, work order, lease logs etc.
- Maintain tool, supply, office, shed inventories and order necessary supplies
- Handle Community Center rentals.
- Handle Parking Passes.
- Handle pool pass distribution.
- Maintain an electronic filing system for the association on-site office.
- Handle mailings, notices, and newsletter distribution, as necessary.
- Inspect parking lots and ticket cars for illegal parking.
- Work with local City, County, and school officials.
- Promote a “can do” customer service attitude.
- Maintain office in a neat, non-cluttered condition.
- Process work orders for contractors.
- Perform yearly exterior inspections, input data and follow up inspections on homes/yards. This could entail walking around the property to inspect the rear; some portions of the property can only be reached on foot, going up or down slopes.
- Attend Board of Directors’ meetings, take and prepare minutes within 1 week of meeting.
- Maintain social media sites and update the website as needed. This will be done in conjunction with a committee member and/or Board liaison.
- Update Caliber software with owners’ names and email as needed.
- Maintain positive, respectful, businesslike and customer centric work environment and relationship with all homeowners and residents.
- Perform other administrative and management duties as requested by Management Agent.
Work with Association Committees:
- Suggest social functions that could be organized and if the Board of Directors approves them, schedule and plan and attend said functions.
- Support all Committee and Hearing Board functions.
