The Assistant General Manager reports to the General Manager and is responsible to lead and ensure successful day-to-day operations and financial success of the Residential Community. The Assistant General Manager is accountable for leading the residential property management team and ensuring the success of the residential community, its residents and team. The Assistant General Manager will strive to enhance the long-term value of the residential community and maximize the return for the landlord through effective and efficient operations leadership.
DUTIES AND RESPONSIBILITIES
- Under the direction of the “GM”, the District Manager, Senior Regional Manager, Associate Vice President (s), the “AGM” executes the strategy of the mixed-use asset while managing, supervising, and ensuring operational excellence of the assigned community.
- In coordination with “GM” the “AGM” maintains contact with residents to ensure solid, reliable relations and oversees all residential relationship activities to make certain that open communications are maintained, and that premises are operated in accordance with standard operating policy, while ensuring resident retention is first in mind.
- The “AGM” ensures that apartments are leased in accordance with operating procedures and local municipal guidelines, while ensuring consistent and timely enforcement of leases, laws, rules, and regulations occur; that all premises are maintained and operated in accordance with lease provisions and applicable health, safety, and building codes.
- As directed by the “GM”, proactively conducts regular property inspections to prevent problems and identify and escalate any issues to ensure asset preservation and mitigation of risk, while also ensure the presentation of the overall community meets standards.
- If applicable, appropriately manages to financial tasks and duties such as, Accounts Receivable, Accounts Payable, Move-In and Move-Out accounting processes. Will assist in the development and management of operational budgets for fiscal year and provides monthly reporting regarding standard operations and financial variance reporting.
- Assists the “GM” in supervising of the residential Leasing Team, Maintenance and Janitorial teams, to ensure all areas of the total operation of the mixed-use asset all areas of the business are handled effectively and in accordance with best practice and standard operating procedures as designed.
- Reviews and approves Purchase Orders and Vendor Invoices to be processed for on time payment.
- Maintains current knowledge of residential property management best practices, municipal codes and requirements and ensures all residential activities are handled in compliance the local landlord tenant ordinance as well as industry standard.
- Places a strong emphasis on the execution of resident retention events and handles resident relations at the highest level of customer service.
- Develops an excellent working knowledge of the company technology stack, including but not limited to Entrata, Entrata Pricing, Yardi, Microsoft Office 365, Concur, etc.
- Practices and ensures familiarity with rental/lease practices and rates of competitive set and like businesses in the region.
- Represents the Company’s interest with adjacent property owners and/or regulatory bodies to ensure that development and use activities of others complement or do not adversely affect plans and policies.
- Assists in the coordination of maintenance and construction activities with affected tenants and residents alike to minimize business disruption and helps in ensuring that all premises are maintained in sound condition in accordance with lease requirements.
- o Apartment inventory control to ensure quick clean quality turned units for move-in ready.
- Participate in capital project planning and execution.
- Manage to any other duties as assigned by General Manager.
REQUIREMENTS
Minimum of 3 years’ experience in property management in a mixed-use capacity. High School diploma required, college degree preferred. Professional designation (CAM, ARM, CPM, etc.) helpful. Candidate should have a strong marketing and leasing background and thorough knowledge of Fair Housing Laws. The following skills are preferred: Mixed use management experience, in both commercial and residential settings, strong accounting and analytical skills, apartment leasing and marketing, customer service, strong computer literacy (familiarity with Excel, MS Word, e-mail and the Internet). Entrata & Yardi experience is strongly preferred. Must have excellent verbal and written communication skills.
