Bass Real Estate is seeking a qualified candidate for our building maintenance and custodial team. Our iconic building is an 11 story commercial Renaissance revival building located in the USQ area.
This is a 32BJ union role classified as “Others.'' The position requires a Fire and Life Safety Director”(FLSD) certificate of fitness. Your primary responsibilities will be the maintenance and upkeep of the building along with Fire Safety Director responsibilities
Fire Safety Director responsibilities include:
- Maintenance of the Fire Command Station.
- Acting as a liaison to the NYC Fire Department during emergencies.
- Ensure that all safety systems and equipment are fully functional.
- Ensure that all floors have fire safety teams including Fire Wardens, Deputy Fire Wardens, and Building Evacuation Team members.
- Conduct fire alarm drills and maintain a written log of critiques to identify potential or actual weaknesses in response time or life safety systems and related equipment.
Requirements for the role include:
- Stand or walk constantly
- Climb stairs, ramps, or ladders occasionally during shift
- Regularly bend/twist at waist/knees/neck to perform various duties
- Operate freight elevator
- Collect and put out garbage for the building
- Occasionally lift or carry a minimum of 50 pounds
- Work in various environments including adverse outdoor conditions such as cold, rain or heat;
- Must be able to frequently prepare written reports and logs in neat, legible handwriting; may require computer skills
- Must be able to read and understand all operating procedures and instructions
- Valid Certificate of Fitness of Fire and Life Safety Director (FLSD) guard card/license
- Employees must maintain current active status of all required Certificate Of Fitness License at all times, and must carry the license at all times while on duty
- Remain flexible to ever changing environments; adapt well to different situations
- Ability to maintain satisfactory attendance and punctuality standard
- Respond to building requests promptly and appropriately.
- Observe and maintain all work areas for cleanliness including lobby, elevators, dumpster areas and sidewalk.
- Patrol building perimeter to remove trash and debris from grounds
- Assist with snow removal, salting/ sanding, as needed
- Report any maintenance problems to the building supervisor
Successful candidates will possess:

- A can-do attitude that understands no job is too small.
- Cleaning experience and basic mechanical knowledge is desirable.
- Ability to work independently with minimal supervision.
