The Loan Officer Assistant will assist and support the Loan Officer through loan applications as they evaluate, authorize, and recommend the approval of real estate loans. The LOA is the loan investigator, striving to validate every aspect of the borrower’s ability to obtain the loan, as well as fully identifying and documenting their financial story. The Loan Officer Team may determine minor adjustments in assigning these responsibilities to different members of the team as it suits the needs of the Loan Officer.
ESSENTIAL FUNCTIONS
- Assist the Loan Officer(s) in developing and maintaining relationships with borrowers, builders, agents, and other referral sources.
- Ensures that all necessary disclosures (state, federal, and company specific) are provided to client as required.
- Fully execute the ‘set-up” tasks on the Timeline Tracker, including but not limited to transcript orders, VOE’s, UDN, Flood and Fraud report(s). Request title, evidence of insurance, USPS verification and condo certs, if applicable.
- Order and track the appraisal; notify the team of its’ receipt and details.
- Request all necessary documents from the borrower to effectively outline the borrower’s financial ability to obtain the loan; continually monitoring the Debt-to-Income ratio.
- Sort, review and validate all borrower documents. Add clear notes for underwriting to review.
- Ensure all documents in our loan software, match the 1003, and are updated according to the document title.
- Validate income, assets and credit are correct on the 1003 application.
- Run DU or LP to verify we have an approvable loan.
- Update and request all items; turning in a completed file, which helps processing and underwriting qualify the file efficiently.
- Supports the Loan Officer by completing daily tasks; either immediate or planned.
- Manage proper milestones to ensure the loan meets close of escrow. (COE)
- Manage the process of “Call Out”, which discusses the closing process, and first payment.
- Support(s) borrowers; guiding them through the mortgage loan process and necessary steps, obtaining all required documentation necessary, according to underwriting guidelines.
- Responsible for personally contributing to a high level of communication(s) with the borrowers, the Loan Officer, and all sun American employees involved in the loan process.
- Other responsibilities as assigned. Helpful if you have a mortgage license but not required.
PREFERRED QUALIFICATIONS
- Minimum of a High School Diploma or General Education Degree
- 3-5 years experience working in the mortgage lending environment as an LOA/Processor or as a Loan Officer
- Moderate computer and keyboard skills
- May be required to become a licensed NMLS member
