We have locations in AZ, CO, CA, ID, NM, NV, OR, and WA. The Facilities Manager will travel to our stores approximately 40% of the time.
Job Description:
We are seeking a dedicated and experienced Facilities Manager to oversee the maintenance and repair operations across our self storage properties. The Facilities Manager will be instrumental in ensuring all projects are completed on time, within budget, and to the highest standards of quality. This role requires strong leadership, exceptional organizational skills, and a deep understanding of construction and maintenance best practices. The Facilities Manager manages the facility maintenance and capital improvement projects across 38 self storage locations with the help of contractors and teammates in the field.
Key Outcomes and Objectives:
- Deliver repair and maintenance projects on time and within budget.
- Create an efficient and transparent system for tracking maintenance needs at each property.
- Prioritize project backlog efficiently and transparently.
- Forecast maintenance needs, develop plans, and manage budgets to preserve property value and ensure customer safety and satisfaction.
- Educate clients on the benefits of recommended projects and the value of investment in property improvements.
- Develop written scopes of work for projects exceeding $1,000.
- Minimize costs, delays, and change orders through clear project scope definition and effective vendor management.
- Supervise and inspect contractor work to ensure adherence to quality standards and contractual obligations.
- Perform due diligence on vendors and contractors, ensuring compliance with licensing, insurance, and contractual terms.
- Collaborate with legal counsel to establish standardized contract terms protecting company interests.
- Train and coach store management staff in basic maintenance tasks.
Qualifications:
- 5 years of experience in construction or building maintenance.
- Deep knowledge of construction and maintenance best practices.
- Proven track record in multi-unit facilities management with completed projects.
- Proficiency in Microsoft Excel for budget development and management.
- Strong verbal and written communication skills, capable of effectively communicating with diverse stakeholders.
- Ownership mentality with a commitment to achieving results.
- Willingness to work diligently and flexibly to meet project needs.
- Superior listening skills with a focus on understanding others' perspectives.
- Detail-oriented with a strong emphasis on accountability and follow-through.
- Ability to coach and empower others in basic maintenance tasks.
