We have an immediate need for a talented and experienced Maintenance Supervisor and Owner’s Representative to join the team at The Apex at Crossgates, one of United Group's newest multi-family apartment communities, currently in the construction stage in Guilderland, NY.

During the construction phase of this project, until completion, the Supervisor will act as an Owner’s Representative and will be responsible for observation and oversight of the construction site, working with the General Contractor and Site inspectors identifying problems, potential problems, scheduling conflicts, and reporting to the Owner/Developer on these issues to ensure the product is constructed in accordance with all design/specification requirements on time, and within established budgets. During this time, the position will report directly to the Director of Construction Services.
Once the construction phase has been completed, the Maintenance Supervisor will direct and assist in all phases of maintenance operations and will report to the Property Manager and Regional Manager. The Maintenance Supervisor will maintain working relationships with all other staff members - both office and site personnel, all current and prospective residents, vendors, contractors, and construction personnel.
Major Tasks + Key Responsibilities:
The responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor and Owner’s Representative:
Owner's Representative Role:

Represent the Owner/Developer at all on-site meetings
-
Perform daily inspections of construction site and evaluate progress

Submit daily reports, including taking photographs to document progress

Work with the Owner/Developer's consultants and ensure scope of work and ensure the timely completion of work and assignments

Assist with resolving issues and problems in an efficient, cost effective manner
Maintenance Supervisor Role:
-
Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed

Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines

Assists the Property Manager with the scheduling and status of units under renovation

Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned

Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget

Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager

Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review

Performs snow removal from all needed areas and maintains all appropriate equipment
Covers or assigns all after hour coverage of the property, if needed
Job Overview + Requirements:

Job Type: Maintenance Supervisor; $33.65 per hour

Work Hours: Full Time; Monday through Friday, 8:00am – 4:30pm

Training for Position: Supervisory experience with maintenance staff; OSHA10

Physical Requirements: lifting, carrying, pushing, pulling, etc.

Required Education: Associate or Bachelor’s degree in construction related field

Required Experience: 8-10 years of experience in commercial construction and/or construction management

Familiar with basic technology programs (Microsoft Word & Excel) as well as construction management tools (Procor, Plangrid, scheduling software)

Certifications: HVAC preferred

Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations
