Forge Construction, a subsidiary of Denton Floyd Real Estate Group is growing! We are looking for Construction Project Manager to join our team. Headquartered just outside downtown Louisville in Jeffersonville, Indiana, Denton Floyd is involved in the ownership and management of apartments, as well as construction of multi-family, light industrial, and commercial projects.
Responsibilities include:
- Direct and manage projects assigned by senior management from beginning to end.
- Define project scope and deliverables that support the goals in collaboration with the client, senior management and team members.
- Manage project budgets and/or any associated costs.
- Develop the project schedule and communicate regularly to senior management regarding the status of the schedule.
- Negotiate terms of the project within mutual agreement of the client, members of the project, and senior management to prepare all necessary documentation needed to execute the contractual requirements.
- Effectively communicate project expectations to team members in a timely and clear fashion.
- Communicate with clients on projects and schedule on an ongoing basis.
- Provide realistic estimates of the resources and participants needed to achieve project goals.
- Hiring of general contractors/subcontractors and vendors.
- Draft and submit budget changes when necessary.
- Determine need for additional staff and/or consultants and make the appropriate recruitments if necessary, during project cycle.
- Set and continually manage project expectations and schedule with team members and senior management on a regular basis.
- Delegate tasks and responsibilities to appropriate personnel.
- Identify and resolve issues and conflicts within the project team.
- Plan and schedule project timelines using appropriate tools (e.g., Microsoft Project)
- Develop and deliver progress reports, proposals, required documentation, and submittal information when required.
- Review content of status reports from the project team, analyze results, and troubleshoot problem areas.
- Proactively manage changes in project scope, identify potential problems, and develop contingency plans.
- Define project success criteria and distribute them to involved parties throughout the project.
- Coach, mentor, motivate and supervise project team members and subcontractors, and influence them to take positive action and accountability for their assigned work.
- Build, develop, and grow any business relationships vital to the success of the project.
- Draft and submit all subcontract agreements or purchase orders to all vendors, subcontractors, and /or suppliers for any/all materials and/or services necessary to complete the project.
- Review and properly code all invoices/ pay applications from subcontractors and suppliers as received for payment processing.
- Complete project invoicing/AIA payment applications required during selective billing cycles throughout the duration of the project.
- Complete all documents required to close out and complete projects whether required by client or municipality.
- Ensure projects are completed in compliance of OSHA safety guidelines.
- Assist in the hiring and the training of other construction team members when necessary.
- Reviewing and approving timesheets of team members working on their projects.

Qualities Desired in a Successful Candidate:
- 5 years of construction project management and scheduling experience.
- Candidates with experience in multi-family, hotel, and commercial projects are preferred.
- Excellent customer service skills and ability to work face to face with customers
- Proficient in Microsoft Word, Excel, PowerPoint, Outlook and MS Project.
- Procore proficiency or other construction management software is required.
- Attention to detail, strong organization skills and high level of accuracy
- Ability to anticipate needs/be proactive.
- Ability to be flexible in changing environment.
- Must have excellent interpersonal skills and be comfortable presenting information to a group of people.
- Ability to organize and prioritize numerous tasks and complete them under time constraints.
Compensation shall be based on the requisite skills and overall candidate experience presented at time of hiring.
