Job Classification: Full-Time Regular
Pay Rate: $20-22/per hr (DOE)
Job Summary:
The Property Maintenance Technician will be responsible for daily maintenance duties consisting of preventative, emergency, cosmetic and routine maintenance, regular inspections and repairs, and building and unit upkeep. We are seeking a self-motivated technician with experience in electrical, plumbing, carpentry, and HVAC. The technician must have excellent customer service, time management, and problem-solving skills, attention to detail, and the ability to document time and accomplishments. The technician must provide their own tools and reliable transportation.
Responsibilities:
- Maintain schedule of work orders provided by the office
- Communicate with Community Manager, Maintenance Supervisor, and/or residents on pending projects daily.
- Perform general upkeep of building, units, and grounds to maintain community appearance.
- Complete or assist in the operations, maintenance, repair, and replacement of cabinetry, countertops, HVAC equipment and systems, electrical, and plumbing.
- Repair drywall, patch, texture, and paint.
- Perform maintenance repairs and installations in accordance with local, state, and national codes.
- Read gas, electric, and water meters, and report to management on a monthly basis.
- Ability to problem-solve and perform general maintenance and handyman tasks.
- Must be customer service-oriented and work well with others.
Qualifications:
- Minimum of 1-3 years of experience and general knowledge of carpentry, drywall repair, basic electricity, painting, plumbing, HVAC and basic grounds maintenance.
- Must have a clean driving record and current driver’s license
- High school diploma or equivalent
- Experience in property management
- Familiar with Fair Housing Laws
- Ability to build a positive rapport with tenants and property managers
- Ability to prioritize and manage multiple projects
- Complete projects in a timely manner
- Must be able to move, lift, and carry material up to 50 lbs., climb ladders, and use common hand and power tools.
- Have basic computer knowledge
