BASIC PURPOSE
Performs skilled maintenance, repair, adjustment and minor construction work in the trades to ensure that facilities are properly maintained and meet GMP standards. Duties may fall into a variety of trades, including carpentry, painting, plumbing, electrical, mechanical, energy management, fire, life safety and keys/security systems as necessary. Assist and lead activities in the maintenance of the building and equipment in day to day operations of the Facilities Maintenance Department.
PRINCIPAL ACCOUNTABILITIES
- Performs general and preventative maintenance to a variety of facilities systems, components and structures; maintains mechanical systems, repairs building plumbing, low-voltage, and line voltage electric systems, building control systems, door hardware, fire and life safety protection equipment/systems; constructs and maintains indoor/outdoor facilities, fans, lights and related.
- Maintains boiler operation, hot water systems, process equipment and controls, and industrial piping and valves.
- Maintains induction and air handling units; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.
- Coordinates maintenance of cooling towers and related equipment.
- Maintain facility log books and documentation in accordance with cGmp’s in an FDA regulated environment. Maintains other appropriate records and reports.
- Helps to identify repairs and maintenance projects requiring the assistance of contractors or vendors; participates in estimates and evaluations of project costs; monitors work of vendors or contractors; assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.
- Responds to adverse weather conditions to ensure the facility is protected and remains operational. Assists with tasks required to open facility including snow and ice removal, systems and equipment checks and start-up operations as assigned.
- Knows and understands all safety procedures relating to the position. Assists in safety inspections.
- Operates company vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
- Performs other duties as assigned.
DIMENSIONS
- Good verbal and written communication skills for working with outside suppliers and contractors.
- Thorough knowledge of electrical power and power distribution systems; HVAC systems, plumbing building codes and requirements.
- Thorough knowledge and understanding of boiler operation, hot water systems, process equipment and controls, and industrial piping and valves.
- Basic knowledge of pipe cutting and welding
- Ability to be on call 7 days/24 hours for security and maintenance
- Thorough knowledge of safety policies and procedures
- Ability to effectively communicate with and guide co-workers in process of assigning job duties.
- Ability to accurately and timely complete facility log books.
QUALIFICATIONS AND OTHER INFORMATION
- 5 Years in mechanical area preferred
- Stationary Engineer License and computer skills preferable, individual and group dynamics, long term planner, problem solver, negotiation skills, vendor contact experience.
