Under the direction of the General Manager and Director of Maintenance Services, the Building Engineer is responsible for the overall physical operation of the facility. The Building Engineer will perform a wide variety of maintenance, supervisory and administrative tasks as required. The nature of work requires sustained physical effort in performing assigned tasks related to the upkeep,repair and maintenance of the buildings, grounds, mechanical, plumbing, heating and electrical systems of the facility.
The Building Engineer must relate well to people, have sensitivity to residents, Directors, staff and exercise good judgment in dealing with contractors and vendors. It is the Building Engineer’s responsibility to provide guidance, to facilitate staff cooperation and teamwork and to implement the goals and philosophy of the Board of Directors. The Building Engineer will supervise all maintenance staff.
Duties and Responsibilities
The Building Engineer has the total responsibility for all phases of the physical operation of the property. Many of the following items will appropriately be delegated to other staff or outside contractors to perform;nevertheless, it will be the duty of the Building Engineer to ensure they are performed correctly.
Administrative:
1. Building Engineer will be under direct supervision of the General Manager and Director of Operations.
2. Develop routine maintenance and preventive maintenance programs.
3. Maintain daily work log and maintenance control system.
4. Respond to work order request for common areas of the buildings and grounds.
5. Sign-off all completed work orders, log and forward to home office.
6. Immediately advise General Manager of any health and safety issues.
7. Provide General Manager with analysis of maintenance problems.
8. Develop and maintain inventory control.
9. Supervise and schedule outside contractors working on the property
10. Continual inspection of the property to maintain the property as an attractive safe environment. See site inspections
Maintenance & Monitoring:
11. Schedule regular inspections of fire systems,boilers, and elevators, electronic garage doors, etc. per City, State and/or contract requirements
12. Organize and maintain storage areas in a neat manner.
13. Establish & maintain emergency shut-off location charts. Emergency shut-off charts to be posted in boiler rooms and maintenance office. The shut-off charts should be clearly marked for:
a. Gas Main Valves
b. Electrical Main Valves
c. Hot Water Shut-Off Valves
d. Cold Water Shut-Off Valves
e. Irrigation Main Valves
f. Fire Sprinkler Main Valves
g. Fire Equipment Location
h. Sewer Clean-Outs
i. Identify All Circuits on Electrical Panels
14. Monitor on a daily basis all boilers for temperature settings; check all motors, pumps, thermostats, etc
15. Monitor on a daily basis all garage gates,electronic systems, solenoid locks and chains. Repair as necessary or schedule outside service contractor if repair is beyond Chief Building Engineer’s expertise.
16. Repair or replace any common area sheetrock damage, including taping, texturing and painting. Not being done.
17. Perform minor painting and touch-up of common areas as necessary.
18. Perform minor plumbing repairs including clearing of drains.
19. Minor repair of sprinkler heads. Sprinkler repairs shall be limited to emergency garage sprinkler head replacements and temporary emergency replacements in all other common areas. Sprinkler head replacements in the residential common areas or units must be on an emergency basis only and must be replaced with 12 hours by a licensed sprinkler contractor.
20. Monitor ventilation system & fans make repairs/corrections as necessary
21. Follow Annual Working Calendar. Make recommendation for change of schedule or additions to General Manager.
22. Monitor/test common area smoke detectors.
23. Take on additional jobs as needed per General Manager.
24. Clean gutters/drains at rooftops
25. Must be available to respond to emergency situations after normal working hours and weekends. Monitor and respond to 24-hour emergency response line on a scheduled company rotation.
26. Required to maintain a valid California driver's license and liability insurance as required by California law should your position require you to operate a motor vehicle.
Contracting and Vendor Relations:
1. Drafts invitation-to bid documents as required for all major contracts. All such documents should be reviewed and approved by the General Manager.
2. Assists in drafting specifications and contracts and solicit expertise as required.
3. Maintain a file of all current contracts and assure insurance certificates and licenses are current.
Maintenance Management:
1. Ensure all Association rules, regulations and remodel guidelines are adhered to by all homeowner’s contractors
Public Relations & Resident Services
1. Create an environment of positive and helpful relations amongst the staff and residents.
2. Respond timely and appropriately.
3. Represent Titan Management Group to the Board of Directors, residents, and community in a professional manner at all times.
Education, Qualifications & Skills Required:

Requirements & Qualifications:
-Outstanding Customer Service and Communication Skills
-Must have a minimum of 2 years proven experience in high-rise building maintenance
-HVAC and mechanical equipment knowledge preferred -Certifications in building systems: HVAC, Boilers, High Rise Fire Safety a plus
-Broad knowledge of practices and techniques of general construction, repair, and maintenance in a commercial and residential environment
-Fire-Life Safety Knowledge and equipment experience preferred
-Alarm Annunciator Panel knowledge
-Wet System Fire Sprinkler knowledge and understanding preferred
-Strong ability to use general construction tools
-Must have a vehicle and valid California driver's license with good driving record.
-Must be able to legally work in the US.
-Successful completion of background check.
-Required to be available to respond to emergency situations after normal working hours and weekends - rotating schedule.
