The Regional Director will oversee a diverse multi-family portfolio. They will have direct leadership and oversight of a variety of owned and fee managed assets and will provide strategic, hands-on direction across the portfolio operations and maintain strong client, tenant and resident relations.
1. Responsible for overall operation and physical needs of assigned assets.
2. Controls cost to maximize revenue and ensure 97% collection rate and 99% occupancy rate.
3. Ensures annual budgets meet owner expectations and conducts quarterly financial review of operations to adjust where needed.
4. Coordinates and provides regular training and professional development for the team and assesses performance regularly.
5. Determines temporary replacement of a site staff during vacation, extended illnesses and/or any time of absence of site personnel.
6. Regularly monitors the marketing and management plans for each property and makes adjustments as necessary to implement a competitive marketing strategy.
7. Strictly follows policy and procedures regarding the hiring, supervision, discipline and termination of employees, including but not limited to, preparing and maintaining proper documentation.
8. Ensures site teams are adhering to all Company policies, federal and state laws and best Fair Housing practices.
9. Conducts regular management reviews of all Property Managers and Senior Regional Director
10. Oversees and plans for all major property events such as audits, inspections, renovations, lease-ups and owner visits.
11. Conduct regular physical site inspections to monitor upkeep and required repairs.
12. Monitors and ensure regular scheduled unit inspections.
13. Coordinates and ensures that all properties have and follow preventive maintenance plans.
14. Ensures compliance with required record keeping of physical inspections, work orders, warranty information/inventory and the like.
15. Supervises site management's action on lease enforcement.
16. Coordinates and assists with public relations, resident groups and special events.
17. Ensures the property's compliance with regulatory programs and agencies.
18. Ensures proper preparation and submittal of all required reports to investors and ownership.
19. Monitors and ensures proper procurement procedures are being followed including quality control and cost efficiencies.
20. Ensures that proper records of inventories are kept.
21. Reviews monthly financial statements.
22. On-call 24/7 to assist Property Managers and Senior Property Managers with emergencies if necessary.
23. Attends and is prepared for owner's meeting, community meetings, construction meetings and/or agency meetings as required.
24. Participates in new business meetings including acquisition, design, construction and the like as required.
