Make Ready Technician
ABOUT THE COMPANY
Dalcor was initially formed in August 1982 by M. Dale Dodson to help facilitate real estate (multi-family) transactions. The primary focus was structuring acquisitions, financing, and managing multi-family investments and operations for executives of various clients such as American Airlines, Texas Instruments, Arthur Young & Co., etc. Dalcor also successfully performed property management for various institutions (GE, Citibank, etc.), managing multi-family foreclosures and/or struggling properties for these companies and turning around the operations, enabling the properties to sell for large profits. Due to Dalcor’s management success, Lehman Brothers and then Salomon Brothers approached Dalcor with the opportunity to acquire multifamily properties. Under the $300 million Lehman program, Dalcor acquired over 7,000 multi-family units in Dallas, Houston, and Austin. Currently, Dalcor owns and manages over 1,500 multi-family units in Texas.

ESSENTIAL FUNCTIONS
- Performs and/or assists with general appliance repairs, carpet repairs, A/C, and electrical repairs
- Performs and/or assists with carpentry work, painting, and plumbing duties as required
- Installs appliances and electrical fixtures as required
- Installs, repairs, and re-keys deadbolt locks
- Responsible for walking each vacant unit to evaluate the work that needs to be done and make a list of the supplies needed for the unit to be market-ready for move-in by the set deadline. The list of supplies must be turned in to the Community Director
- Complete the repairs timely and efficiently to Dalcor’s standards. Ensure it is rent-ready before the Community Director walks the unit after the make-ready is completed
- Assists in maintaining a clean and orderly shop
- Performs and/or assists in cleaning out vacant apartments
- Moves appliances, with assistance, using an appliance dolly
- Participates in on-call rotation
QUALIFICATIONS
- Must be organized, professional, courteous, and helpful with residents, prospective residents, co-workers, vendors, etc.
- Must have average written and oral communication skills with the English language to be able to understand and follow directions
- Must have a good set of basic tools, including electrical tools.
- Experience in make-ready, general maintenance, repairs, painting, make-ready procedures, pool maintenance, and general community and grounds care
- Complete assigned tasks with little to no supervision
- Prefer some technical courses
PHYSICAL REQUIREMENTS
Must be able to sit, walk, and stand for prolonged periods; climb ladders; bend, balance, stretch, reach above shoulders, twist the body, and repeat the same movements; kneel, stoop, crouch, and crawl into awkward spaces; frequently lift and carry up to 50 pounds at any time, including up and down stairs (i.e., moving objects from one floor to another); occasionally lift and carry up to 80 pounds (i.e., a bag of concrete); physically able to use both hands to grasp, handle, control, or feel objects, tools, or controls; lift, push, pull, or carry heavy objects; see details of objects that are less than a few feet away; hear sounds and recognize the difference between them and be able to determine from which direction a sound came. Must be able to work in the environmental demands of the position.
