Job Summary
The Property Manager for Gateway 737 will collaborate with the team on all aspects of operations before opening the property and will be involved in the initial lease-up, grand opening, and inaugural move-in. This individual will be responsible for the integration of the accounting system and online leasing portal, hiring and training a strong marketing \ leasing and community ambassador team as well as the maintenance team. The Property Manager will implement the property management processes for the day-to-day operations.
The Property Manager will lead the team by example and work with residents and owners in a professional and service-oriented manner. This individual should enjoy working with a team and creating strategies to effectively reach leasing goals and objectives. The Property Manager is ultimately responsible for daily property operations and oversees leasing, property inspections, service requests, receivables collections, payables, and the preparation of the property budget.

DESIRED QUALIFICATIONS:
- A minimum of 4 years of multi-family property management experience is required. Student housing experience is preferred
- Bachelor's or associate degree is preferred
- Property management certification is required – PMIC
- High proficiency in Microsoft products§ Experience with Entrata, YARDI or other Property Management software is required
- Strong interpersonal skills with the ability to communicate clearly and effectively
- Organizational and process skills to manage competing priorities with little supervision while being able to meet deadlines
PRIMARY RESPONSIBILITIES
Overall Responsibilities
- Directs and participates in the daily operations of the property assuming responsibility for the performance of the property and the overall curb appeal
- Responsible for interviewing, hiring, and training team members – maintenance, leasing, and community ambassadors
- Responsible for the life safety training of personnel and residents. Coordinates evacuation training with the local fire department and residents
- Promotes professional and courteous resident and associate relations. Creates training plans and property standard operating procedures
- Provide team with training and hold themselves and all associates accountable for upholding position standards and creating a positive and professional service-oriented environment
- Conducts weekly staff meetings and monthly property management/budget meetings
Fiscal Responsibilities
- Develops the property budget for ownership approval and is responsible for operating within approved budget goals.
- Responsible for purchases for the property, submitting purchase orders, and monitoring all expenses at the property level.
- Oversees the collection process including deposits, rent, fees, and charges. Responsible for collecting all funding and reimbursable collection items.
- Prepares monthly owner reports
Leasing / Marketing Responsibilities
- Collaborates with the corporate marketing team to develop and implement the marketing plan to generate optimum rental traffic to maximize occupancy.
- Responsible for achieving leasing/occupancy goals and reporting, as well as tenant retention and renewal goals.
- Hires and manages the onsite leasing/marketing team to ensure the execution of marketing plans, social events, and ongoing promotions and activities.
- Collaborates with onsite leasing/marketing and corporate marketing team on a calendar of tenant experience events and offerings.
- Assists with social media content management for an on-brand social presence.
Facility / Maintenance Responsibilities
- Supervises the maintenance team to ensure service requests are handled promptly.
- Visually inspects the property regularly, including close inspections of building equipment and operations with the maintenance team.
- Performs walk-through inspections with the contractors as necessary.
- Negotiates and implements the building service contracts with vendors.
- Follow up with the contractors regarding performance and recommendations for improved quality of service (janitorial, landscaping, turn vendors, etc.).
- Responsible for Unit Turnover and coordinating maintenance team to maintain results within budgeted parameters.
- Performs apartment inspections monthly as well as before move-in and at move-out
