Wildcat Partners, LLC is located in Salt Lake City, UT, and the surrounding area. We currently operate a few retail centers in the area, and we are attempting to open 10 more locations in the SLC/Provo UT area over the next three years.
The Real Estate & Construction Intern will work with our team and help find, negotiate, and secure the purchasing of, or leasing of, up to 10 locations. Depending on the agreement, this person could also be responsible for the oversight and management of the entitlement and construction of each new store location.
Responsibilities
- Identify and reach out to potential off-market commercial real-estate deals.
- Coordinates site feasibility study with recommended activities/requirements.
- Identify and monitor key business drivers that relate to the growth goals of opening 4+ new units per year.
- Develop actionable strategies from key drivers to implement changes or improvements.
- Interface with the management team to identify, recommend and implement real estate strategies.
- Lead and manage third-party broker partnerships relating to real estate transaction services
- Review/manage PSA & Leases as needed.
- Research competitors and the real estate market to gather competitive market analysis.
To be discussed:
- Manage all projects and timelines, while coordinating timelines with franchisee group and operations.
- Manage Build Outs for New Sites, including design/construction RFPs and bid forms tailored to local market conditions.
- Develop bid strategies appropriate for the schedule/budget for each project.
- Provide oversight and document construction progress to ensure major milestones are met.
- Collaborate with internal team members to validate construction duration and develop an overall project schedule.
- Ensure general contractors and vendors adhere to plans and specifications.
- Ensure delivery of high-quality finished products to maintain brand standards.
- Manage punch list and project closeout processes.
Qualifications
- Experience in new site identification and project management for new builds.
Compensation
Commission based pay for purchases/leases + pay structure for entitlement & GC/construction management - ($10k pay posted is just a reference for pay - actual pay would be based on the number of deals closed and work done on each)
