Job Title: Director of Commercial Management and Leasing

VA Properties Management is a boutique property company that oversees 350,000 SF of commercial, office and retail space as well as facility maintenance of a hotel, and land. The company (and its predecessor) has been in business for nearly 35 years and is co-located with its parent company, who has developed, owned and operated property in Northern Virginia for more than 75 years. Properties under management include those affiliated with internal ownership as well as third party managed assets. The company is also intimately involved in asset management of the existing portfolio and new acquisitions in connection with its affiliated owner.
Job Description: We are seeking an experienced, highly skilled and motivated Commercial Leasing and Property Manager to oversee a diverse portfolio of commercial properties primarily in the Northern Virginia region. This position is responsible for all aspects of commercial property management including supervision of property operations, financial activities and performance, tenant relations, tenant construction, and leasing. The Director of Property Manager and Leasing will be responsible for managing vendors and contracts and coordinating with building engineers to address building and tenant needs. This individual will make recommendations to and work with ownership to implement the owner’s objectives. The ideal candidate will have a strong drive to accomplish goals and desire to thrive in an entrepreneurial environment with a minimum of 7-10 years of relevant experience.
Responsibilities:
1. Property Operations:
- Oversee the day-to-day property management operation of commercial properties, including maintenance, repairs, and tenant requests.
- Ensure compliance with local regulations, building codes, and safety standards.
- Conduct regular property inspections to identify and address maintenance or safety issues promptly.
- Bid and negotiate contracts and manage relationships with vendors, contractors, and service providers to ensure quality and timely delivery of services.
- Collaborate with property owners to establish and implement property policies, procedures, and guidelines.
- Coordinate with building engineers to ensure smooth property operations and maintenance items are being adequately addressed.
- Interface regularly with internal and third-party property owners.
- Additional duties and assignments as required.
2. Leasing and Tenant Management:
- Develop and execute leasing strategies to attract and retain tenants for vacant spaces.
- Market and advertise available properties to prospective tenants through various channels including third party leasing agents.
- Manage listing broker relationships, facilitate property tours, respond to inquiries, and negotiate lease agreements.
- Screen and evaluate potential tenants to ensure suitability and financial viability.
- Responsibility includes lease administration, management of lease expiration schedules, coordination of lease renewals, and lease terminations in accordance with established policies.
- Address tenant concerns, resolve disputes, and maintain positive tenant relations.
- Coordinate insurance requirements with tenants pursuant to the leases.
- Oversight and coordination of tenant build outs.
- Involvement and some oversight of building improvement projects.
3. Financial Management:
- Prepare annual operating and capital budgets, monitor expenses, oversee CAM reconciliations, and implement cost-control measures.
- Coordinate with staff in the collection of rent payments, track accounts receivable, and manage delinquencies.
- Coordinate financial reporting, including income statements, balance sheets, and cash flow projections.
- Analyze financial data to identify opportunities for revenue enhancement and expense reduction.
- Responsible for negotiation and administration of property contracts, service agreements, and insurance coverage.
- Review real estate taxes and coordinate appeals with municipalities and vendors as directed by ownership.
- Report to and coordinate with Chief Financial Officer on all property financial matters.
4. Property Marketing and Promotion:
- Coordination with outside brokers to develop and implement marketing plans to attract potential tenants and maximize property occupancy.
- Maintain property listings on various platforms and websites.
- Collaborate with marketing professionals to create compelling promotional materials.
- Participate in industry events, conferences, and networking opportunities to promote properties and build relationships.
Requirements:
- Bachelor’s degree in business administration, real estate, or a related field (preferred).
- CPM, RPA designations and/or real estate license preferred.
- Minimum of 7-10 years of experience as a commercial property manager, leasing manager, or a similar role.
- Strong knowledge of commercial property management, leasing principles, and local regulations.
- Excellent oral, written communication, and negotiation skills.
- Ability to build and maintain positive relationships with tenants, property owners, and vendors.
- Proficient in property management software (Yardi) and intermediate to advanced experience with MS Word, Excel and Outlook.
- Strong organizational and problem-solving abilities.
- Advanced experience with CRE financial reporting.
- Detail-oriented and able to handle multiple tasks and responsibilities simultaneously.
- Reliable transportation required for local travel (primarily Northern Virginia).

Compensation and Work Environment:
Full-time position with a competitive base salary and bonus structure. Total compensation is based on experience and additional compensation available based on growing third party business.
