Maintenance Job Description
The Maintenance Technician is responsible for performing preventive and corrective maintenance in vacant and occupied apartments at an affordable apartment community. Looking for the right candidate to grow in the role by creating, and implementing an on-going preventative maintenance strategy on common equipment, community grounds and building maintenance. Candidate must possess a can-do attitude with an emphasis on superior customer service and the ability to communicate effectively and professionally with residents, vendors, contractors, and office staff.

Job Summary:
The Maintenance Technician is crucial to ensuring the smooth operation and maintenance of an affordable apartment community. This role involves performing various maintenance tasks to provide a safe, functional, and attractive living environment for residents. As part of a growing company, the Maintenance Technician will also contribute to process improvements and the overall enhancement of maintenance operations.
Key Responsibilities:
General Maintenance and Repairs including but not limited to
Executing repairs and maintenance tasks in apartments, common areas, and community facilities.
Address work orders for maintenance issues including plumbing, electrical, HVAC, carpentry, and appliance repairs.
Perform scheduled preventive maintenance on equipment and systems
Apartment Turnover:
Prepare vacant apartments for new residents, including repairs, cleaning, and painting.
Ensure units are ready for occupancy in a timely and efficient manner.
Safety and Compliance:
Follow all safety protocols and regulations while performing maintenance tasks.
Conduct regular property inspections to identify and rectify potential safety hazards.
Ensure compliance with all local, state, and federal housing regulations.
Emergency Response:
Be available for on-call duty to respond to emergency maintenance requests promptly.
Quickly diagnose and resolve emergency maintenance issues to minimize disruption for residents.
Inventory and Equipment Management:
Maintain an inventory of maintenance supplies and equipment.
Order necessary supplies and materials in a cost-effective manner.
Ensure all tools and equipment are in good working condition.
Resident Relations:
Provide excellent customer service to residents, addressing maintenance concerns professionally and promptly.
Communicate effectively with residents about repair schedules and follow-up on completed work to ensure satisfaction.
Collaboration and Teamwork:
Work closely with property management and other team members to ensure efficient operations.
Assist with special projects, community events, and initiatives aimed at improving resident satisfaction and property standards.
Process Improvement:
Identify opportunities for process improvements within the maintenance department.
Participate in the development and implementation of new maintenance procedures and best practices to enhance efficiency and service quality.
Qualifications:
Education: High school diploma or equivalent. Additional vocational training or certification in a related field is preferred.
Experience: Minimum of 2 years of experience in maintenance, preferably in an apartment community setting.
Skills:
Proficiency in plumbing, electrical, HVAC, carpentry, and appliance repairs.
Ability to safely and effectively use a variety of tools and equipment.
Strong problem-solving skills and attention to detail.
Excellent communication and interpersonal skills.
Certifications: Relevant certifications (e.g., HVAC, EPA Section 608) are a plus.
Physical Requirements: Ability to lift heavy objects, climb ladders, and perform physical tasks in various weather conditions.
Work Environment:
Primarily on-site within the apartment community.
Exposure to outdoor weather conditions and potentially confined spaces.
On-call availability for emergency situations as required.
Salary and Benefits:
Competitive salary based on experience.

Pay: $22.00 - $25.00 per hour
