Key Job Responsibilities:
- Negotiate contracts with owners and subcontractors.
- Obtain necessary permits and engage with building departments to address project-specific issues and code requirements.
- Prepare change orders and invoices.
- Qualify and solicit bids from subcontractors for specific trade items if required.
- Develop and manage project budgets, making necessary adjustments.
- Ensure quality control throughout project duration.
- Maintain regular communication with clients, providing updates on timelines, costs, and documentation.
- Supervise superintendents to ensure adherence to safety standards and design specifications.
- Manage safety protocols and ensure compliance with codes.
- Review and interpret project plans and specifications.
- Conduct site inspections, document progress through videos and photos, and perform take-offs as needed.
- Review repair plans and develop scopes of work.
- Implement project plans to ensure on-time and within-budget project delivery.
- Assist in marketing efforts to secure new projects.
- Document project phases and prepare summary reports.
Work Experience, Skills, and Other Requirements:
- Exceptional oral and written communication skills.
- Proficiency in MS Excel, Word, and Outlook.
- Strong customer service orientation.
- Excellent critical thinking and problem-solving abilities to keep construction projects on track.
- Effective multitasking, prioritization, and time management skills.
- Sound judgment and ability to collaborate effectively with colleagues.
- Thorough knowledge of construction methods and safety regulations.
- Minimum of 5 years' experience in the construction industry.
- High School Diploma or equivalent; Degree in construction or related field preferred.
- Experience in construction management for multi-family developments preferred.
- Proven track record of successfully managing teams to complete projects.

Pay: $90,000.00 - $100,000.00 per year
