SUMMARY: The Director of Leasing is responsible for developing leasing strategies to maximize rental income and overall elevate the value and image of our properties; processing the lease requirements of multiple properties for potential renters and ensuring that all documents are filed accurately, following the standards of property management and clients' qualifications. Develop marketing campaigns to advertise leasing properties through media relations and posting on social media platforms. Respond to the potential renters' inquiries and concerns, negotiate contract agreements, inspect the property's location for safety and security, and conduct regular reviews of monetary requirements.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Real Estate Asset Management:
- Develop leasing strategies to enhance the reputation and image of the Cannery Row Company.
- Maximize net operating income.
- Review capital improvements.
- Develop annual budget.
- Develop rent schedule.
- Approve Real Estate Leasing Department expenditures and invoices.
- Assist in evaluating potential acquisitions.
Leasing Department Management:
- Supervise Leasing Manager and Leasing Administrative Assistant.
- Maintain a state-of-the-art lease form.
- Review and approve all completed lease documents.
- Review and approve tenants’ improvement allowances.
- Conduct periodic market surveys.
- Maintain rapport with tenants, governmental agencies, media and brokers (i.e., referrals).
- Prepare monthly information reports: Vacancies Schedules (for all properties), Tenants In/Out, and Leasing Statistics.
- Prevent, and in case of litigation, Supervise in connection with leasing activities; work with attorneys and follow up on all litigation.
- Executive Duties:
- Any other special projects or assignments as determined by President and Managing General Partner/CEO.
- Represent company in the community.
- Coordinate activities with other departments.
Qualifications: Key Competencies:
- Proven work experience as a successful Senior Leasing Manager or similar position

Education and Experience:
- Ten plus years’ experience in leasing, property management, sales or real estate
- Bachelor’s degree in marketing, sales or advertising, preferred
- Strong understanding of property management concepts within county and state
- Knowledge of Fair Housing Laws
- Excellent knowledge of Occupational Safety and Health Administration (OSHA) requirements
Certificates, Licenses, Work Permits and Registrations:
- Must provide valid document to work in the US.
- Valid Lease/Real Estate license preferred

Pay: $175,000.00 - $200,000.00 per year
