Commonwealth Land Trust, Inc. (“CLT”) is a nonprofit organization whose mission is to provide affordable housing and supportive services to the most vulnerable individuals and families in Massachusetts in order to prevent homelessness, rebuild lives, and preserve neighborhoods. CLT’s portfolio includes approximately 300 units of single-room occupancy (SRO) supportive, low-income housing and 70 affordable family housing units in Greater Boston. Most of CLT’s supportive housing tenants have some combination of physical disabilities and mental health challenges, addictions, and histories of homelessness.
Position Summary
This is a newly-created position that will oversee all of CLT’s real estate portfolio, development operations, acquisitions, and long-term strategy. The role reports directly to the President & CEO, in close coordination with the Chief Financial Officer, senior team members, development consultants, and construction contractors.
Essential Functions
New Development Projects
- Initiate and Oversee Pipeline Projects: Under the direction of the Chief Executive Officer, identify, evaluate, and initiate new development projects in alignment with the organization's mission and goals.
- Coordinate with Consultants: Work closely with consultants including architects, engineers, and legal advisors to facilitate project development and ensure compliance with regulatory requirements.
- Project Management: Provide leadership and project management for new development projects from conception to completion, ensuring timelines and budgets are met.
- Communications and Funding: Handle communications with funders, community members, and consultants regarding project updates, milestones, and requirements. Draft and oversee submission of funding applications through platforms such as Intelligrants. Coordinate with Finance on requisitions and with Director of Outreach and Director of Special Initiatives on third party communications.
- Construction Coordination: Liaise with the construction team, architects, and contractors to coordinate project execution, attend construction meetings, and oversee the construction closeout process.
- Financing Strategies: Develop strategies for financing new development projects, including securing funding from government agencies, community organizations, and other sources.
Capital Needs of Existing Properties
- Oversight and Coordination: Oversee and handle the capital needs of existing properties, coordinating closely with the Director of Housing and in-house maintenance/property management team or external management companies.
- Asset Management: Conduct property walkthroughs as needed, coordinate bidding processes for major repairs and upgrades, and obtain capital needs assessments.
- Capital Planning: Collaborate with the finance team to develop and execute capital plans for existing properties, ensuring alignment with organizational goals and budgetary constraints. Sustainability Strategy Implementation
- Design and Implementation: Develop and implement a sustainability strategy for the organization, identifying funding opportunities and coordinating with external parties to advocate for the needs of CLT properties.
- Advocacy and Implementation: Advocate for the needs of CLT properties at local and state levels, working with internal property management team to implement sustainable practices.
Minimum Qualifications
- Bachelor's degree in Real Estate, Business Administration, Finance, or related field.
- Minimum of 5 years of experience in property development, preferably in the affordable housing sector.
- Familiarity with property development environment in Massachusetts and regulatory requirements, including public, private, and quasi-private financing programs.
- Strong financial acumen and ability to make projections and recommendations.
- Understanding of CLT's mission and populations served.
- Excellent communication skills and ability to work collaboratively with stakeholders at all levels.
Preferred Experience and Skills
- Master’s degree or higher in a related field.
- Proven ability to manage multiple real estate projects simultaneously at different stages of development.
- Candidates with lived experience of homelessness, substance use disorder, or issues common to the client populations we serve are encouraged to apply.
Salary Range: $120,000-$130,000 per year.
Hours Per Week: 40 Hours, in person, with hybrid work possible.
