How your role fits into Boldt:
As Director of Estimating & Preconstruction you will work to support the enterprise, to include operating groups, project management, estimating and support staff. To ensure standard process and deliverables across the organization, this position will collaborate with the corporate leader of Estimating & Preconstruction. This role will provide preconstruction and estimating leadership based on Lean principles that support a collaborative and integrated project delivery. Responsibilities include directing and overseeing the preparing, planning, and evaluating of estimates with the goal of returning planned profit to the company, along with being engaged in the Target Value Design process. This position will be responsible for directing the oversight of internal and external estimating resources.
What you get to do:
- Oversee or lead a project from the first estimate to subcontract formalization. Support all estimating functions for projects including establishing reporting formats, assignment of areas of estimating responsibility, compiling estimates, preparation, and oversight. For large pursuits or projects, may complete full spectrum of estimating duties.
- Lead the design to budget approach in preconstruction. Work with design and project management teams to find alternative solutions to budget challenges, analyze maintenance costs and life cycle costs to achieve a valuable solution to the client.
- Present or participate in project estimates and budgets to project Owners and other partners.
- Assist in the development and implementation of estimating and cost modeling with designers, architects and engineers using a model-based process for projects that are designed from a model.
- Provide alternative means and methods during the target value design process.
- Manage the procurement and buyout of projects and associated processes. Turn-over to project leaders and ensure subcontractors are prequalified prior to bidding and contracting with Boldt.
- Review proposal specifications and drawings and attend pre-bid meetings to determine scope of work and required contents of estimate.
- Oversee the bidding process including bid solicitation and documents, bidders’ instructions and communications, proposals evaluations, bid tally sheet preparation and bid analysis.
- Oversee the preparation of studies for proposed materials and method solutions, generate recommendations and cost estimates as required.
- Collaborate with project teams to ensure all pre-construction requirements are met for individual projects.
- Assist as needed in project planning before a construction project begins, and coordinate handoff of project from preconstruction to the operation teams.
- Assess subcontractor bids and proposals to ensure appropriate evaluation of scope to mitigate risks associated with estimating costs.
- Assist project and financial managers in the continuous assessment of project risks as it relates to the overall project cost. This includes assisting project and financial managers in reviewing monthly trade partner cost reports and labor reports and identify variances from the original estimate.
- Consult and provide leadership on scope changes when teams need assistance.
- Develop and maintain professional relationships and the highest ethical standards with clients, and other customers. Communicate with customers openly and honestly, while maintaining company’s confidential and proprietary information. Seeks input and feedback from both external and internal customers.
- Perform comparisons of scope, quantities, and cost data between projects.
- Support new market evaluation efforts.
- Implement and promote lean practices on projects.
- Lead and ensure front-end management of input into Boldt’s Strategic Project Qualifications(SPQ) Program.
- Coach, train, develop and mentor direct reports and other preconstruction staff.
What we expect from you:
- Four-year architecture, engineering, construction management or related degree required.
- Minimum of 10 years of construction experience working as an estimator and / or preconstruction professional. Knowledge of estimating processes, material and building system costs, labor productivity, and conceptual project construction requirements required.
- At least five years of leadership experience required.
- Experience in Guarantee Maximum Price (GMP) as well as Lump Sum (Hard) Bid type of projects required.
- Understanding and proficiency of construction coding in CSI, Master Format and Uniformat required.
- A strong understanding of excel spreadsheets, database-based software (WinEst), take-off software (On-Screen take-off) scheduling software (Microsoft Schedule, Primavera) is required.
- Intermediate experience in Microsoft O365 required.

While performing the duties of this job, the employee is frequently required to remain in a stationary position for up to eight hours. The employee occasionally is required to move to access people or workspaces. Constantly operates a computer and other office equipment, such as a calculator, copy machine and computer printer. The ability to optimally communicate is required. The employee may occasionally move up to 15 pounds.
The working conditions of this position requires the employee to work inside an office environment. The environment for which this position functions may contain scents and fragrances. May be requested to work overtime and weekends.

The salary range for this position is $180,000 - $277,150 per year. Starting compensation will be based on factors specific to the candidate's level of experience, qualifications, education, and geographical location.
